A substantial Victorian villa in Camberwell’s conservation area
This project involved the complete conservation and restoration of a Victorian detached villa in Grove Park, Camberwell. Decades of deferred maintenance, structural failure, and inappropriate repairs required a comprehensive programme of investigation, stabilisation, and restoration.
The project also marked the founding of AHKO and established the standards that continue to define the practice today.

WHERE IT BEGAN
A building assessed before a single decision was made
Before any works commenced, AHKO carried out a detailed assessment of the property to establish its true condition. Structural defects, roof deterioration, moisture ingress, failing external fabric, and damaged internal features were identified and recorded.
This initial investigation provided the foundation for the entire project, ensuring that restoration decisions were based on evidence and long-term conservation priorities rather than cosmetic improvements alone.
Structural stabilisation and basement excavation
Significant structural movement affecting the building required a programme of stabilisation before restoration could begin. New foundations, reinforced retaining structures, basement excavation works, and a new floor slab were introduced to secure the property and address long-standing structural issues.
By resolving the underlying causes of deterioration first, the restoration programme could proceed with confidence and provide lasting protection for the historic fabric.
STREET PRESENCE
Principal facade fully restored
The front elevation was carefully repaired and reinstated using traditional materials and conservation-led techniques. Decorative architectural features, stone detailing, entrance steps, boundary walls, and historic joinery were repaired or faithfully replicated where necessary.
The completed facade once again reflects the architectural quality and character originally intended when the house was built.
Full roof renewal and dormer reconstruction
The roof structure was comprehensively repaired and renewed, including the reconstruction of a deteriorated dormer and replacement of defective structural timber. Welsh slate was reinstated throughout, with new leadwork installed using traditional methods appropriate to the age and character of the property.
These works restored the weatherproof integrity of the building while preserving its historic appearance.
WHAT WAS THERE
Staircase and shutters repaired and retained in full
Wherever possible, original fabric was retained and repaired rather than replaced. Historic timber shutters, joinery, and the principal staircase were carefully conserved and restored to working condition.
This approach reflects AHKO’s philosophy of minimum intervention — preserving original craftsmanship wherever it survives and introducing new work only when necessary.

Contemporary extension delivered through The Circle
A new contemporary rear extension was delivered alongside the conservation works, requiring careful coordination between modern design, historic fabric, and conservation area expectations.
Through The Circle, specialist contractors were appointed and managed to ensure the new work sat confidently within the existing building, adding contemporary living space without compromising the character or integrity of the original villa.

Following the conservation and structural works, the interior spaces were carefully completed using high-quality natural materials and understated contemporary detailing. Modern interventions were integrated discreetly, allowing the original character of the Victorian house to remain the defining feature throughout.

The completed project restored the villa’s structural integrity and historic character while introducing contemporary accommodation to the rear. Original features were conserved wherever possible, with missing elements carefully replicated using traditional materials and methods.
Works included:
• Full roof renewal in Welsh slate throughout — rotten rafters replaced, dormer completely rebuilt, all leadwork replaced.
• Half-basement excavated and completed as habitable space.
• Principal facade, arch surrounds, cornices, and external stonework fully restored.
• New timber sash windows installed throughout to match original profiles.
• Original Portland stone entrance steps conserved and retained.
• Front boundary wall and entrance gate rebuilt to match original.
• Internal cornices replicated and reinstated across all principal rooms.
• Original staircase conserved in situ; working timber shutters repaired and retained throughout.
