The property

A substantial Victorian villa and attached coach house dating from c.1850, located within the Dulwich Estate Conservation Area in West Dulwich, London.

The property retained significant original architectural character, including decorative plasterwork, stained glass, mosaic flooring, original joinery, and traditional roofing, while also carrying the effects of prolonged deterioration, structural movement, and inappropriate previous repairs.

The project became a complete three-year programme of conservation, structural stabilisation, and restoration across both buildings.

SCOPE OF WORKS

The challenge

The restoration required intervention across every major element of the property — from structural masonry and roofing to decorative plasterwork and specialist interior finishes.

Key challenges included:

• Structural failure across the principal rooms of the main villa
• Critical movement and stabilisation of the coach house flank wall
• Complete roof failure requiring slate retention and full leadwork renewal

AHKO acted as Client Representative throughout the three-year programme, coordinating all phases of the works across both buildings.

Working alongside appointed architects and structural engineers, AHKO coordinated all specialist contractors on the client’s behalf — including roofing, lead-work, decorative plasterwork, joinery, glazing, structural works, specialist finishing trades, mechanical and electrical installations, intelligent lighting systems, specialist plumbing and sanitary engineering, and the integration of air source heat pump technology introduced sensitively within the conservation requirements of the Dulwich Estate.

The project reflects AHKO’s approach to conservation: careful coordination, specialist expertise, and long-term stewardship of historic buildings.

EXTERNAL ENVELOPE

Façade restoration

The principal façade and external architectural features were carefully repaired and restored using lime-based materials and conservation-appropriate methods.

Original sash windows were conserved or faithfully replicated to their original profiles, while stonework, render detailing, ironwork, and entrance elements were reinstated to preserve the architectural character of the property.

Structural stabilisation

The structural stabilisation of the main villa addressed movement across the principal rooms before restoration works began. New steelwork, foundations and floor construction secured the building’s long-term integrity while allowing the historic interiors to be restored with confidence.

ARRIVAL & CIRCULATION

Barrel-vaulted entrance hall

The barrel-vaulted entrance hall formed one of the architectural centrepieces of the project and required particularly careful conservation.

Original plasterwork was stabilised and retained wherever possible, with damaged sections reinstated using traditional plaster techniques matched precisely to the original profiles and detailing.

Electrical & building systems

A complete new electrical installation was integrated throughout the property, including intelligent lighting systems carefully coordinated around the historic fabric. The objective was to introduce contemporary performance discreetly, without compromising the architectural character or original detailing of the villa.

HISTORIC FABRIC

Mosaic floor & stained glass restoration

The original Victorian mosaic vestibule floor and stained glass entrance screen were both restored by specialist conservation craftsmen.

Mosaic sections were stabilised and repaired using matching materials, while stained glass elements were carefully restored and reinstated within their original setting.

PRINCIPAL INTERIORS

Drawing Room

The principal drawing room underwent extensive conservation of decorative plasterwork, chimneypiece detailing, architectural joinery, and ornamental wall panelling.

Original features were retained and repaired wherever possible, with missing sections replicated carefully to preserve the room’s historic character and decorative quality.

Drawing Room

Decorative ceiling

The original decorative ceiling of the drawing room had suffered catastrophic failure and required complete reinstatement.

Specialist fibrous plaster craftsmen recreated the ceiling using traditional methods, restoring the room’s original decorative composition and architectural presence.

FLOORS & SURFACES

Historic oak flooring

New flooring introduced throughout the ground floor used reclaimed quarter-sawn English oak boards sourced from the historic In and Out Club in Mayfair.

The antique timber was carefully restored, engineered, and installed over the underfloor heating system, preserving the texture, patina, and character of genuinely historic material.

CONSERVATION DETAIL

Decorative plasterwork throughout

Decorative plaster cornices throughout the villa were systematically conserved and restored.

Where sections had been lost or damaged beyond repair, new work was produced from moulds taken directly from surviving original details to ensure complete continuity throughout the interiors.

JOINERY & CRAFTSMANSHIP

Timber joinery & original staircase

Original timber joinery throughout the property — including shutters, skirtings, architraves, panelling, and the principal staircase — was individually assessed for conservation and repair.

Where replacement was necessary, new joinery was produced to match the original Victorian detailing and proportions exactly.

Historic staircase repaired, with missing balustrades and damaged joinery carefully reinstated.

Original staircase fabric conserved and integrated with restored Victorian panelling.

Restored pine staircase completed with bespoke woven runner and traditional brass detailing.

OUTBUILDINGS & EXTERNAL

Coach house & mews courtyard

The coach house underwent a programme of structural stabilisation and restoration following significant movement of the flank wall and deterioration across the building fabric.

Working to the structural engineer’s design, AHKO implemented new foundations, reinforced concrete strengthening, steel support, and structural repairs before restoring the coach house and mews courtyard through lime repointing, roofing repairs, drainage reinstatement, and conservation of original external elements.

SERVICE SPACES

Servants' kitchen

The original servants’ kitchen retained the character of its historic use throughout the works. Rather than erasing its identity, the space was carefully adapted — handmade cabinetry, marble worktops and antique Georgian pine flooring introduced to complement the architectural character while allowing the room’s history to remain present and readable.
